Process

The practice of architecture is very similar to other professions in that a process exists. Good design is the result of a formalized design process.  Architects work in ideas these ideas are run through a process and are then transformed into brick and mortar. It’s a complex mosaic of art and science and takes time to realize that seal of …good design.

Pre-Design
Develop a program, determine scope of work and discuss the budget.

Proceed with an existing conditions survey(when dealing with an addition or alteration) followed up with drawings to document as- built conditions. These steps are very important in that they establish a base plan from which everything moving forward is generated.

Obtain a site plan (existing, surveyor, civil engineer or field verification- to be determined depending on scope of work)

Review zoning regulations and local building codes.

Schematic Design (where ideas flow)
Based on the program spatial relationships are established. Architectural character and massing is explored. Studies begin in a loose fashion culminating in presentable sketches for client review.

Design Development (Details, Details…)
Building upon the approved Schematic, I can start to refine the design with attention to structural requirements, selected materials, products and specific or unique details.

These drawings can be used by a selected Builder for preliminary pricing

Construction Documentation (Nuts and Bolts)
Based on the design development drawings I will proceed with the final drawings and outline specifications necessary for the selected contractors/builders to bid on and from which to build from.

These drawings, along with a completed Building Energy Code form will be used for construction permit submission by the selected contractor/builder/construction manager.

Bidding & Negotiation
Competitive bids are solicited from selected contractors/builders. I can provide names of qualified individuals and/or you can use anyone to add to the bidding list.
For alterations and additions the contractor and their subcontractors will visit the job site to better access the scope of work.
You are not obligated to accept any of the bids.

Construction Observation/ Contract Administration
I will visit the job site periodically or as requested to review the construction for adherence to the construction documents.
Field modifications and adjustments can be made should an existing condition be uncovered during the demolition phase.
I can assist you with reviewing the builders application for payment ensuring that the work completed is in line with payment request.
